1. Our Mission.
Our mission is to offer accommodation for short term stays in comfortable, modern houses, cabins or apartments located primarily in the Stockholm Archipelago.
1.1 Definitions
The Host, and ”We” mentioned below refers to Swedish company Archipelago Holidays AB, org.no 559087-2114. Address: Dalkrokstigen 13, 139 41 Värmdö, Sweden
The Guest and ”You” mentioned below refers to the person making the booking, stating name and contact info upon booking.
2. Searching and Booking on archipelagoholidays.se.
2.1 Searching. On our website you can check availability and see prices for the number of guests you enter for each of our accommodations. Our accommodations can be booked separately or if you have a large group, you can choose to book our Villa and Cabin together. It is not possible to book both the Villa and The Villa + The Cabin since we only have one Villa.
2.2 Booking. When you book, you are agreeing to pay all charges for your booking upon booking. If you are making a company booking you can also choose to pay by invoice. This option may also be chosen by private persons if you prefer to pay via bank transfer. The booking is a binding agreement between the host and the guest.
Total Price includes 12% VAT and cleaning fee. The cleaning fee is what The Host charge for supplying clean bed linen and towels for all guests and cleaning the accommodation before and after each guest.
In addition to these Terms, you will be subject to, and responsible for complying with, all terms of the booking, including without limitation, the cancellation policy and any other rules, standards, policies, or requirements or during checkout that apply to the booking. It is your responsibility to read and understand these rules, standards, policies, and requirements prior to booking.
2.2 Payment. When your booking is paid in full via PayPal, Credit Card or Invoice/Bank transfer you are guaranteed to get the Accommodation and dates you have requested. When paying via invoice/bank transfer your booking is guaranteed as soon as we receive the full payment. Should full payment through invoice not be made to The Host’s account within 10 days after receiving your invoice, The Host has the right to cancel your booking or clear the booking calendar to make it possible for others to book.
2.4 Accommodation Booking An Accommodation Booking is a limited license to enter, occupy and use the Accommodation. The Host retains the right to re-enter the Accommodation during your stay, to the extent: it is reasonably necessary, permitted by your contract with the Host, and consistent with applicable law. Examples where the host can enter during your stay might be maintenance of plumbing, electricity, WiFi or other maintenance that need urgent attention. We will as far it is possible communicate with our guests before we need to enter the accommodations. If you stay past checkout, the Host has the right to make you leave in a manner consistent with applicable law, including by imposing reasonable overstay penalties. You may not exceed the maximum number of allowed Guests nor invite other people to the premises without your Hosts approval.
2.5 Reservations for Experiences, Rental equipment and Other Host Services. An Experience, Rental equipment or other Host Service Reservation entitles you to participate in, attend, or use that Host Service. You are responsible for confirming that you, and anyone you invite, meet minimum age, proficiency, fitness or other requirements. You are responsible for informing the Host of any medical or physical conditions, or other circumstances that may impact your ability to participate, attend or use the Host Service. Except where expressly authorized, you may not allow any person to join a Host Service unless they are included as an additional guest during the booking process.
3. Cancellations, Refunds and Booking Modifications.
3.1 Cancellations and Refunds. In general, if you cancel a reservation, the amount refunded to you is determined by the The Cancellation policy that applies to your booking. If the Host cancels your booking you are entitled to rebooking assistance if possible or a full refund.
Cancellation & Refund Policy:
If you have to cancel your stay with us up to 30 days before arrival you will get a refund of 80% of the total booking price. If your cancel within 30 days before arrival there will be no refund. Cancellations should be sent by email to hello@archipelagoholidays.se
3.2 Booking Modifications. Hosts and Guest are responsible for any booking modifications they agree to, and agree to pay any additional amounts, fees or taxes associated with any Booking Modification. Examples can be adding guests after booking. This might require additional payment. If you change to a lower number of guests than the original booking you will not get refunded.
4. Your Responsibilities.
You are responsible for your own acts and omissions and are also responsible for the acts and omissions of anyone you invite to join or provide access to any Accommodation or Experience. For example, this means: (I) you are responsible for leaving an Accommodation (and related personal property) in the condition it was in when you arrived, (II) you are responsible for paying all Damage Claim amounts necessary to cover damage that you, your guest(s), or your pet(s) cause to an Accommodation, and (III) you must act with integrity, treat others with respect and comply with applicable laws at all times. If you are booking for an additional guest who is a minor or if you bring a minor to a Host Service, you must be legally authorized to act on behalf of the minor and you are solely responsible for the supervision of that minor. (iV) You are responsible for not inviting other people than the ones in your original booking without The Host’s verbal or written approval. (V) You are responsible to read and follow the House Rules on our website and also located in our brochure in each accommodation.

What information do we collect from our website’s visitors.
We collect information only from visitors who choose to book accommodation through our website. The information we collect upon booking in the mandatory fields in the booking form is used to identify the guest and to be able to communicate to the guest. We also collect information about the guest’s country to be able to respond in a suitable language. The optional fields in the booking forms are there if you want to give us additional information or send us a message when booking. We do not save any credit card info.When booking for a company and paying via bank transfer we aslo save information about the company in order to follow applicable laws for providing correct invoices. This includes company’s organisation number, address and if needed also VAT registration number.
The information we collect are automatically entered to our booking engine Smoobu in order to synchronize booking calendars and keeping track of reservations.
The information we collect is only visible to Archipelago Holiday AB’s staff and is protected via password and login to our Smoobu account.
